When Is Driveway Resurfacing the Right Fix?

An overlay fits a driveway with a sound base and a worn top. Raveling, where the surface loses stone and turns rough, is a surface problem. So are narrow cracks and small, shallow potholes. A pavement engineering reference advises overlaying before cracks run deep or pieces of asphalt come loose.

A common rule of thumb: an overlay fits when under about 25 to 30 percent of the surface has failed. Alligator cracking changes the answer. That web of connected cracks looks like scales, and it points to a failed base. Where it covers most of the drive, a full driveway replacement makes more sense.

Water is a common reason a base fails around Clarksville. The most common soil here, per the NRCS, is a gravelly silt loam over clay that water moves through slowly. NOAA's normals count about 78 freezing nights a year, and most of those days thaw by afternoon. Water trapped under the asphalt freezes and thaws over and over, which opens cracks and softens the base.

How We Resurface an Asphalt Driveway

Prep comes first. Industry driveway guidance says weak spots and large cracks get cut out and patched with hot mix before an overlay. Smaller cracks do best with crack sealing well before the overlay. Federal highway guidance says at least a year ahead, since fresh sealant can leave bumps in the new layer.

Edges come next. A new layer adds height, so it would stand above the garage floor and the street edge. We mill those edges down first with our two-foot and four-foot skid steer attachments. That asphalt milling lets the overlay meet them flush instead of leaving a lip where water can stand.

The surface has to be clean and dry before the overlay. On old, weathered asphalt, the industry driveway guidance recommends a tack coat. That is a thin spray of diluted asphalt emulsion that bonds the two layers. The hot mix then goes down with our own pavers and is rolled while it is hot.

Parking Lot Resurfacing Around Clarksville and Nashville

Parking lot resurfacing follows the same rule as a driveway: a sound base, with failed spots patched first. Overlays often start by milling off the old surface, a pavement engineering reference notes. Milling roughens what is left so the new layer grips. Should I resurface or replace my asphalt driveway?
