The 1970s was Hendersonville's biggest building decade, and about half of its homes went up before 1990. Plenty of those driveways have been patched more than once. Under them sits Mimosa clay, the soil the NRCS maps across much of the city, and it passes water slowly. Water in a crack freezes and thaws dozens of times a winter, and the crack widens every year.

The NRCS soil survey for Sumner County maps Mimosa silt loam and silty clay across much of Hendersonville. Most of it sits on 5 to 20 percent slopes. Mimosa drains well on top, but its subsoil is clay weathered from phosphatic limestone, and water moves through it slowly.
Around City Hall and West Main Street, the map shows Harpeth silt loam on the old river terraces. Along Drakes Creek it shows Arrington silt loam, which floods now and then. The low ground farther north shows Godwin silt loam, which stays wet.
NOAA's 1991 to 2020 normals for the Nashville airport show 47 inches of rain a year. That is the closest station with full normals, and May is its wettest month. The same normals show about 71 nights a year at or below freezing, most of them December through February. The day warms, the night freezes, and water in the base pushes the asphalt up a little each time.
So the base and the pitch matter more here than anything on top. A compacted crushed stone base over clay has to carry the load when the clay is wet. The surface has to shed water toward the street or the ditch instead of the garage. Cracks get crack sealing before winter, and sealcoating on a schedule keeps water out of the surface.
Hendersonville counted about 62,000 people in the 2020 Census, and the Census Bureau's 2024 estimate puts it near 64,000. The American Community Survey counts about 26,500 homes here, and three out of four are detached single-family houses. About half of those homes were built before 1990, and the 1970s alone account for nearly one home in five.
A driveway from that era has seen a lot of winters. The usual question is whether to patch it, overlay it or replace it. When the base is still sound, asphalt resurfacing over the old surface costs less than a tear-out. Alligator cracking and soft spots mean the base has failed, and a new driveway is the answer.
Durham Farms, off Drakes Creek Road and Indian Lake Boulevard, is one of the newer master-planned subdivisions. Mansker Farms fills the ground off Center Point Road near the Goodlettsville line. Those drives are short. The work is a clean tie-in at the street and a flush edge at the garage.
Hendersonville sits on the north shore of Old Hickory Lake, the Corps of Engineers reservoir on the Cumberland River. The city's three peninsulas, Walton Ferry, Indian Lake and Cages Bend, run down to that water. A long drive on that slope needs its runoff caught at the top, or the edges wash.
West Main Street is US 31E, the older road through the middle of town. Vietnam Veterans Boulevard is State Route 386, the bypass. The newer retail around Indian Lake Boulevard and the Streets of Indian Lake sits near it. Lots on both take delivery trucks on the loading side and cars everywhere else.
The city's site plan checklist spells out what a new lot has to be. Off-street parking areas must be built of concrete or asphalt, and parking areas must be striped with permanent markings. Accessible spaces must be marked and signed, and curbs and gutters are called for on driveways, lots and islands.
The same checklist caps a driveway at a 10 percent slope in its first fifteen feet from the street. Parking lots should hold to a 5 percent maximum slope in any direction. A new commercial lot or an expansion goes through that site plan review before the Hendersonville Regional Planning Commission.
We mill the failed sections of an existing lot with our own skid steer attachments. When the whole lot comes up, a full-size milling machine is brought in. Then we pave in sections so the business stays open. Once the new asphalt cures, parking lot striping puts the stalls, arrows, fire lanes and accessible spaces back.
One federal rule reaches the restripe too. The U.S. Access Board reads resurfacing or resealing a lot as an alteration, so the accessible spaces are part of the job. The ADA standard sets their count, their size and the access aisle beside them.
The Building and Codes Department at City Hall issues building permits and runs inspections. It is the office to ask whether a driveway on your own lot needs a permit. A driveway that cuts into a city street or the right-of-way is a Public Works matter. That department issues the road cut permit, and a surety comes with it.
Any dig below the surface, a full-depth patch included, starts with Tennessee 811 three working days ahead. Public Works requires a Land Disturbance Permit for any site that disturbs an acre or more. A smaller site inside a larger common plan of development needs one, and so does every commercial or industrial site. A single-family house and its additions are exempt.
The city code defines land disturbance as any change to the soil cover or the soil topography. So a lot rebuild that pulls the old base is a Public Works question before it starts. The city runs a Phase II MS4 stormwater program, so erosion control is part of any site that disturbs ground.
Lots along Drakes Creek, Station Camp Creek and the lake coves can sit in a mapped flood zone. The FEMA Flood Map Service Center shows any property's zone by address. Main Street is US 31E, a state route, and a new entrance onto it is TDOT's call. Ask the road's owner before the work starts, and we build the tie-in to what they approve.
