Why Driveways in Springfield Crack Early

Springfield is an older town with newer edges. The Census puts the median year built at 1987, and about four in ten homes went up before 1980. The Historic Preservation District beside the Square is a walkable grid of older homes. The buildings on the Square itself mostly date from the 1800s and early 1900s. Nearly three quarters of the housing is single-family detached, so most lots have a driveway of their own.

The ground does its part. Robertson County's uplands run from chert gravel on the slopes to Dickson silt loam on the flatter ridges. Dickson is a Highland Rim soil with a hardpan 18 to 36 inches down. Rainwater drains slowly past that pan, so the ground above it stays wet through winter and spring. A driveway base that stays damp loses strength, and the asphalt over it flexes and cracks.

The weather finishes the job. Springfield averages about 53 inches of rain a year, and the normal winter low sits just under 30 degrees. Water gets into the cracks, freezes, and pushes them wider. Hairline cracks get crack sealing, then sealcoating to keep the water out. Potholes and soft spots get asphalt repair. We mill the bad area with our skid steer attachments and lay new hot mix asphalt. A sound base with a tired surface is a candidate for an overlay. When the base has failed, patching is money wasted and a new driveway is the right call.

Do You Need a Permit to Pave in Springfield?

For most home driveways, no. The city's Building and Codes Department keeps a list of work that needs no building permit. Sidewalks and driveways not more than 30 inches above adjacent grade are on it. Replacing the asphalt on an existing drive at the same height usually falls under that line. The office has the final say. A new drive onto a city street is a question for that office, and we point you there.

Commercial lots run on a different track. Springfield's Engineering Department says most land disturbance work inside the city needs a Land Disturbance Permit. Grading permits run through that office too. The city runs an EPA Phase 2 small MS4 stormwater program. Under it, construction that disturbs 10,000 or more square feet needs erosion and sediment controls. A new lot or a large expansion usually goes through site plan review as well. The owner or the site engineer usually handles that permit, and we build to the approved plan.

Outside the city limits, Robertson County's Planning Department issues the building permits. A new building out there also needs a driveway permit from the county Highway Department. Before milling or a full-depth patch, a Tennessee 811 ticket gets the buried lines marked. State law asks for that notice at least three working days before the digging starts.

Parking Lot Paving Along Memorial Boulevard and Tom Austin Highway

Springfield has no interstate. City planning staff have noted that the town is not directly connected to an interstate or limited access highway. So traffic funnels down US 41, which is Memorial Boulevard, and US 431, which is Tom Austin Highway. Highway 76 and Highway 49 carry the rest of the county into town. The shops and churches along those corridors depend on their parking lots, and so do the clinics near the hospital.

Parking lot paving covers a new lot and a full replacement alike. For a whole lot that has to be milled first, a full-size milling machine comes in. Smaller sections and repair areas get our own skid steer milling attachments. Once the new asphalt cures, parking lot striping lays out the spaces, the ADA accessible stalls and the fire lanes.

Sealcoating on a regular cycle keeps the surface tight and the water out. Cracks get crack sealing first, because sealer on its own does not bridge an open crack. We can phase a lot so the business stays open: one half paved and striped, then the other.

Springfield's New Subdivisions and Its Farm Lanes

The growth is on the edges. More than a third of Springfield's homes date from 2000 or later, and the 2000s alone added about 1,600. Saddle Brook off Legacy Drive has been platted in phases, with a concept plan that reaches Highway 76. City staff asked for soil tests there because of possible hydric soils. New driveways in neighborhoods like that need a base that drains and asphalt rolled tight at the edges.

Outside town the lots get bigger. Homes on an acre or more sit along Highway 49, Highway 161 and the county roads. The university's Highland Rim research center in town still studies dark-fired tobacco on 615 acres. Long drives and farm lanes out there are where chip seal for long drives fits. Stone chips get pressed into a hot tar binder, then rolled.

A long drive adds up fast, so the base matters more than the surface. We look at how the lane drains, where the trucks turn and where water crosses it. The written quote then spells out the stone and asphalt depth the lane needs.
