Brentwood driveways run long. The city's zoning allocates an acre of land to each home. A drive can run from the road to a garage set far back. About four in ten Brentwood homes were built before 1990, by the Census Bureau's survey. A driveway from that era that was never replaced is now 35 years old or older. On the Hampshire silt loam slopes near the center of town, rain runs down the drive and chews the edges. The first signs are a crumbling edge and a low spot that holds water after a storm.

Brentwood's R-2 zoning sets a minimum lot size of one acre, and R-1 lots start at two acres. In the OSRD subdivisions, homes may sit on smaller lots. Preserved open space keeps the count at one home per acre. A home set back on an acre needs a drive to match. That makes a Brentwood driveway a bigger piece of asphalt than most in the Nashville area.
The Census Bureau puts 89 percent of Brentwood housing in detached single-family homes, and nine in ten are owner occupied. A third of those homes date to the 1970s and 1980s. Another four in ten went up between 1990 and 2009. So one street can hold a driveway on its third sealcoat next to one that needs a full tear-out. That mix shows up in Brenthaven and Brentwood Hills as much as in Raintree Forest and Witherspoon. The base under a new driveway matters more on a slope than on flat ground. The slope here is real.
A second entrance, the circular drive, is a double access driveway in the city's rules. The Planning and Codes Department must approve it. On a local road the lot needs more than 100 feet of frontage where the second entrance goes. The two entrances sit at least 50 feet apart, and each one stays 50 feet from an intersecting public street. The city also caps a residential driveway cut at 20 feet of width. The drive itself runs 10 to 20 feet wide. Arterial roads such as Franklin Road and Concord Road carry additional requirements.
The permit office is the Planning and Codes Department at City Hall on Maryland Way. The city code's vehicle access article sets the rule. No curb or right-of-way may be cut, paved or altered until that department issues a permit approving the access plan. Each dwelling needs its own access permit. On a collector or local road the city manager or a designee approves a home's driveway location. The plan shows the drive's distance from the side property line and its width and curve radius. It also marks any hydrants and drainage structures nearby.
A repave inside the existing drive, with no change at the street, is a different question. The city's permitting manual, effective February 2026, adds a second rule. Projects proposing more than 800 square feet of impervious surface or grading need a grading permit from the Engineering Department. Whether a stand-alone driveway on a finished lot falls under that is a question for Planning and Codes. We point you there. From August 1, 2026 the city also asks for green infrastructure controls on qualifying residential projects. The trigger is a net gain of 800 square feet or more of impervious area. Qualifying projects are new builds, substantial rebuild lots, transitional lots and lots in the Hillside Protection Overlay District. The owner or the builder files the application, and the work is built to the approved plan.
Deeper work means a call to Tennessee 811 before the first cut. State law requires notice to the one-call center at least three working days before digging. Milling a full-depth patch or pulling a failed base counts. The paint marks stay in the yard until the work is done.
The Little Harpeth River crosses Brentwood, fed by Owl Creek and Spencer Creek. On the bottoms along the river the NRCS maps Huntington silt loam, a soil it rates for occasional flooding. Pavement there needs a base that drains and a pitch that moves water off the surface. Near the center of town the map shows Hampshire silt loam on 5 to 12 percent slopes. It calls that ground eroded. Maury silt loam to the south lies on gentler ground, and Braxton cherty silt loam shows up to the southwest. All four are rated well drained. Maury turns to silty clay and clay below, and water that gets through a crack sits on that clay.
Slope is the detail that decides a Brentwood driveway. Water running down a long grade finds every open crack, and winter freeze and thaw opens it wider. On a drive like that the surface gets a side pitch so water sheds off. The edges are built thick. Cracks get sealed before a sealcoat goes on, because sealcoating protects a surface but does not fill a gap. Where an edge has broken away or a pothole has opened, asphalt repair is the fix. The skid steer attachments mill the failed section out and the patch is rebuilt from the base up. Lots in the city's Hillside Protection Overlay District fall under the August 2026 rule when they add impervious area.
Brentwood's business side runs along Franklin Road and I-65. Maryland Way, the spine of the Maryland Farms office park, runs from Franklin Road to Granny White Pike. The city points to Maryland Farms as its example of C-1 commercial zoning. On the Cool Springs side of town, Mallory Lane and Carothers Parkway carry the retail and office traffic. Those corridors are lined with parking lots that take a steady load of cars from the morning in.
Once the asphalt has gone gray and the stripes have faded, parking lot striping over a sealcoat restores the layout. Accessible spaces and their markings follow the ADA Standards for Accessible Design. The standard sets how many such spaces a lot needs and how they are marked. Where the base has failed under a drive aisle, patching buys time. A full lot replacement is done in phases so the business stays open. A church lot fills a few hours a week, a different wear pattern from an office park. The plan changes with it.
Homeowner associations carry another kind of lot. Under the city's stormwater program, an HOA is responsible for the detention ponds and other stormwater controls inside its subdivision. Clubhouse and pool lots sit next to that upkeep, and we pave and seal them. Brentwood is part of our service area for commercial work the same as for homes.
