Every lot starts with a look at how it gets used. We note where the trucks run and where water sits after rain. Those two things shape the plan for the new surface.
On a lot replacement, the old asphalt comes off first. When the whole lot has to be milled, we bring in a full-size milling machine for that step. Our skid steer's two-foot and four-foot attachments handle asphalt milling on repair areas and smaller sections. Then the new hot mix is laid and rolled while it is still hot.
After the paving, parking lot striping lays out the stalls and accessible spaces. The U.S. Access Board says a resurfaced lot counts as an alteration and must include accessible spaces. Sealcoating comes later, once the new asphalt has cured.
Thickness comes down to what drives on the lot. Guidance in the asphalt trade's magazine gives two figures for lots paved with no stone base. A light-duty lot calls for 4.5 compacted inches of hot mix, and a heavy-duty lot for 7.5 inches. Over 6 inches of crushed stone base, the light-duty figure drops to 3 inches of hot mix.
Trucks do the most damage, and they do it in the same spots. The same guidance says entrances, exits, drive-throughs and dumpster pads fail when the asphalt is too thin. Those areas can be built thicker than the car stalls. Signs or barriers that keep delivery and trash trucks on the thicker lanes help too.
Density matters as much as depth. The same magazine calls for rolling the mat to 92 percent or more of its maximum density. When you compare parking lot paving contractors, ask for the compacted thickness of each area. Loose asphalt behind the paver gets thinner once it is rolled.
Clarksville gets more than 50 inches of rain a year, by NOAA's climate normals. Water that sits on a lot finds the cracks and soaks into the base. That is why a lot needs pitch, and trade guidance calls for a slope of 2 percent or more.
The soil under the lot matters too. NRCS soil surveys put much of Clarksville on Highland Rim soils over a gravelly clay subsoil. That clay lets water through slowly, so water under the asphalt tends to stay. About 78 nights a year reach freezing here, and water in a crack freezes and pries it wider.
Sealing cracks as they open keeps water out of the base. A lot that drains well sheds water to its catch basins, and those basins need to stay clear. When a site needs new storm drains, that work belongs to another trade.
