Most of Spring Hill was built after 2000, and the driveways are now showing their age. The Census counts about four of every five homes here as built in 2000 or later. Driveways paved when those subdivisions went in are now ten to twenty-five years old. That is the age where the surface turns gray, cracks open along the edges and water gets under the mat. Under most of the city sits clay over limestone, and a wet base is the usual reason a driveway fails.

Spring Hill grew from a small town on US 31 into a city of 50,000 at the 2020 Census. The Census Bureau's 2024 estimate puts it above 59,000. Most residents now live on the Williamson County side. City hall and the old Main Street core sit in Maury County. Three quarters of the homes are single-family houses, and most of them were built between 2000 and 2019. Wyngate, Campbell Station, Chapmans Crossing, Wades Grove and Cherry Grove went in during that run. Benevento, at Buckner Lane and Duplex Road, is one of the newer ones.
A driveway paved in 2005 has lost much of the oil that kept it flexible. The surface goes gray and brittle, and the first cracks open along the edges and the seams. At that stage sealcoating and crack filling still buy time. Once cracks connect into an alligator pattern, the base underneath has failed and sealer will not hold. Then the choice is a patch, an overlay over a sound base, or a full replacement.
The same clock runs on the parking lots at the churches, schools, offices and shopping centers built alongside them. A lot paved for a church that opened in 2008 is due for the same look.
Spring Hill sits in the Nashville Basin on limestone. The NRCS soil survey maps Maury silt loam over much of the city. It is a deep, well drained silt loam over clay, formed from phosphatic limestone. The NRCS series description says the limestone under it is cavernous and some areas have karst. Along the creek bottoms the survey maps Lindell silt loam, a floodplain soil marked occasionally or frequently flooded. On the rocky rises it maps Gladeville soil and rock outcrop, where bedrock sits 3 to 12 inches down.
That mix matters for paving. Clay holds water, and water under asphalt is what turns a crack into a pothole after a freeze. McCutcheon, Rutherford and Aenon creeks run through town toward the Duck River, and lots near them stay wet. Shallow rock can mean a thin base, and a thin base shows up as edge cracking within a few seasons. We check pitch and base before we quote, and we say when asphalt repair makes more sense than new asphalt.
On the farm lanes and long drives around the edges of town, chip seal is often the right surface. We build chip seal as well as hot mix asphalt, and the written quote shows both when both fit.
Inside the city limits, permits run through the Spring Hill Development Services Department on either side of the county line. The city's FAQ says a permit is required for a driveway extension, and it posts the application. If you widen or lengthen a driveway, the form asks for a plot plan with the drawing and dimensions. Work in the city right-of-way takes a right-of-way permit from the same office. A new apron at the street can fall under that permit, so the office should see the plan first. That application calls for a traffic control plan and a Tennessee 811 ticket.
A fresh surface on an existing driveway is a different case. Sealcoating or crack filling changes nothing about the footprint, and the city's posted permit list does not include either. An overlay over the same footprint is the same story. Tennessee 811 wants three working days' notice before digging, and a full-depth patch or a milled edge counts as digging. When a project is not on the list, the city's FAQ says to call the codes department. We point you there before we schedule.
A new lot, or one that changes its layout, goes through site plan review under the city's Unified Development Code. Site work that cuts or fills ground can take a land disturbance permit through the same office. Restriping and sealcoating an existing lot usually stay outside that process, and the office confirms it for your parcel.
Spring Hill's commercial strip runs along Main Street, which is US 31. The big retail lots cluster at the Crossings of Spring Hill on Crossings Boulevard. Saturn Parkway ties that corridor to I-65. The 2,000-acre auto plant sits on Saturn Parkway. In 2024 a new diverging diamond interchange opened at I-65 and Buckner Road. June Lake Boulevard now runs from Buckner Lane across the interstate to Lewisburg Pike, and that land is filling in.
Those lots take a beating from delivery trucks and a city of 59,000 people. Potholes at the entrance and faded lines are what customers notice first. We rebuild lots and mill and patch bad sections with our own skid steer attachments. Where the base is sound, we lay an overlay instead. When a whole lot has to come out, a full-size milling machine comes in first. Parking lot striping comes last: fresh layouts, accessible spaces and markings, fire lanes and arrows. Sealcoating on a regular cycle keeps the surface tight and the lines bright.
Church and HOA lots have their own rhythm, so we schedule around services and meetings. A phased plan keeps half the lot open while the other half cures. The parks on Port Royal Road and Miles Johnson Parkway fill on weekends, and the shopping centers fill every day. So the plan for each lot starts with when it is empty.
