Asphalt in Mount Juliet works hard against the weather. The Nashville airport sits about ten miles west. Its climate normals show 47 inches of rain a year and about 70 days at or below freezing. Mount Juliet grew fast. The Census counted about 39,300 people in 2020 and estimates about 44,000 by 2024. Three in four homes are detached houses, and the median home was built around 2005. About two thirds of the housing went up after 2000. The rest sits in older neighborhoods, many from the 1980s and 1990s.
A driveway from 2005 is about 20 years old now. That is the age when sealcoating and crack sealing earn their keep. It is also when a worn surface over a sound base becomes a candidate for an overlay. Some homes sit back from the road on a long drive. There, chip seal, also called tar and chip, is the usual choice beside hot mix asphalt. We build both.
We serve the newer subdivisions and the older streets alike. On the south side that means Providence, Baird Farms and Belinda City near Mundy Memorial Park. In the middle it means Jackson Hills next to the high school. To the west and north it means Kelsey Glen, Willoughby Station, Creekmont and Green Hill. For a driveway on your own lot, usually not. The city's Building and Codes Department lists work that needs no building permit. The list names sidewalks and driveways not more than 30 inches above grade. A driveway that is part of an accessible route is the exception. A new apron at the street, or a culvert under the drive, is a different question. The street right-of-way is city property, and the Public Works and Engineering departments handle it. Ask them before that part of the work starts.
A new parking lot is a bigger process. Site plans go through the Planning and Zoning Department. The city's stormwater procedures for new projects call for a Land Disturbance and Erosion Control permit and a stormwater checklist. A stormwater maintenance agreement gets recorded with the Register of Deeds. Those permits belong to the owner or the developer. We build to the approved plan, and the written quote spells out our scope.
Any job that cuts into the ground gets a Tennessee 811 locate first. That covers a full-depth patch or a new base. State law asks for at least three working days of notice before digging. The marks are paint and flags in the yard, and they stay until the work is done.
Mount Juliet calls itself the City Between the Lakes. Old Hickory Lake sits to the north and Percy Priest Lake to the south. The ground in town drains toward one or the other. Soil maps show Talbott and Gladeville soils over limestone in much of town. In the Gladeville areas the rock sits within about a foot of the surface. Hampshire soils around Providence and the west side run deeper, but the subsoil is still clay-heavy. Along the creeks and the lake arms, the maps flag bottomland soils as occasionally flooded.
For pavement, that means two things. Water needs a way off the surface. We pitch driveways and lots to shed it, away from the house and the curb. And the base matters more than the top. A crushed stone base goes down first, compacted and shaped. That base does most of the work against frost heave. Where an old surface failed because the base under it failed, we say so, and the quote shows the fix.
Weather sets the calendar. Sealcoating and crack sealing go on in the warm, dry part of the year. A new driveway cures for a few months to its first year before it takes a sealcoat. Paving itself usually runs from spring into fall, on days warm enough to compact the hot mix well.
Mount Juliet's business strip runs along North Mt. Juliet Road and Lebanon Road. The Providence shopping area sits just south of I-40. Distribution buildings line Beckwith Road and Golden Bear Gateway near the interstate. Churches, schools, clinics and offices around town have lots that take the same freeze and thaw as the driveways. The difference is traffic. Delivery trucks and full lots wear a surface faster.

Mount Juliet's stormwater utility FAQ bases its fee on the square footage of impervious surface on a lot. Driveways and parking areas count as impervious. The same FAQ says the property owner of record is responsible for the stormwater that leaves the lot. Good design sends the water to the lot's own inlets, and the pitch we set is part of that.
