Franklin's driveways are aging in batches. Sullivan Farms, Forrest Crossing and the other subdivisions that filled in from 1990 to 2009 are the reason. Their driveways are now 15 to 35 years old. The edges crumble where the lawn meets the drive, and the surface goes gray and rough. Then winter water gets into the cracks and freezes, and a crack becomes a pothole. Over in Cool Springs, the lots take delivery trucks all day, and the stripes fade first.

Franklin is the Williamson County seat, and it grew fast. The Census Bureau's 2024 survey estimate puts the city near 89,000 people. About a third of its homes were built in 2010 or later. Another two in five date from 1990 to 2009. Those are the years when Sullivan Farms and much of Forrest Crossing went up. A driveway from that era is now 15 to 35 years old. That is when the surface ravels and the edges sink.
The ground under those drives is good for asphalt. NRCS soil maps show well drained silt loams and clay loams across Franklin: the Armour, Stiversville, Mimosa and Huntington series. The catch is slope. West and south of downtown, the maps show Mimosa soils, eroded clay on grades of 5 to 30 percent. A hillside drive there needs a compacted crushed stone base and a pitch that sheds water off the edge.
New sections are still going up at Westhaven on the west side and at Berry Farms at the south entrance. A new driveway on a freshly built lot depends on the base under it more than the asphalt on top. We look at the base before we quote the surface.
Cool Springs is the retail and office corridor around the I-65 interchange at Cool Springs Boulevard. Many of the city's largest lots sit there, around the shopping centers and office parks. Those lots take delivery trucks and all-day traffic. NOAA's normals for the Franklin station count about 45 days a year at 90 degrees or hotter. Hot asphalt scuffs where tires turn, and a faded layout is the first thing a customer sees.
We pave new lots and replace failed ones. We also come back for sealcoating and parking lot striping on a schedule that fits the business. Downtown, the historic blocks around Main Street have small lots and tight access, so the work goes in phases.
The same goes for smaller lots at Berry Farms on the south end and along Franklin Road and Murfreesboro Road. A lot that gets crack filling and sealcoat on time keeps water out of its base.
Franklin's zoning ordinance says a building permit is required to construct a new parking pad or modify an existing driveway. New residential driveways fall under the city's Department of Building and Neighborhood Services. Work in the city right of way takes a separate right-of-way permit from the Streets Department. The city counts streets, sidewalks and grass strips as right of way. Whether an overlay or a straight replacement counts as a change is the city's call, so ask first. We point you to the office and build to what it approves.
The Harpeth River runs through Franklin, and its creeks drain the subdivisions on both sides of town. Along those creeks the county soil maps show Lindell silt loam, listed as occasionally flooded. A drive or a lot near that low ground should be checked on FEMA's flood maps before any paving. Standing water turns a hairline crack into a pothole, so the pitch matters as much as the mix.
NOAA's 1991 to 2020 normals for the Franklin station show about 53 inches of rain a year. They also count around 80 nights at or below freezing. Water gets into an open crack, freezes and pries the edges apart. Asphalt repair and crack filling in the fall close those cracks before the first freeze.
Franklin sits about 70 road miles south of Clarksville: I-24 to Nashville, then I-65 south to the Murfreesboro Road exit. Brentwood and Spring Hill sit on the same stretch of I-65, so Franklin is well inside the area we work. Mack Hatcher Memorial Parkway rings most of the city, and the state still plans its last southwest piece.
Our own pavers handle driveways and lots, and our skid steer with its two-foot and four-foot milling attachments handles repairs. Milling a whole lot in Cool Springs calls for a full-size milling machine, which we bring in for that job. Digging for a full-depth patch or a replacement falls under Tennessee's one-call law. Tennessee 811 gets at least three working days' notice before that work starts. Every job starts the same way: we look at it and put the quote in writing.
